  2. Handlers nearby get the offer, each at their own flat rate.

  3. The first to accept takes it. The other offers are withdrawn. Declining costs a handler nothing.

  4. Keys by lockbox. At a lockbox location, whoever accepts gets a one-time code for the lockbox, including handlers who hold your keys. At other locations, handlers who hold your keys use their own.

  5. Done and signed off. The handler puts the keys back, marks the call done with a note, and you sign off.
